Navigating home financing doesn’t have to be overwhelming. Preliminary Plans

A great home starts with a well-thought-out set of plans, and that's where we excel. Explore our popular home plans, or if you're looking for something unique, our skilled architect can help you craft the perfect design. If you already have plans, we gladly review them with you, suggesting enhancements to ensure everything aligns with your dream home. Once we finalize the details, we will put together a thorough estimate for your project, paving the way for a seamless construction journey.

Services Agreement

Once your financing is secured and your plans are finalized, we will move forward with a Professional Services Agreement. This crucial contract lays out the project timelines, expense projections, and provides a comprehensive overview of what you can anticipate as we embark on this journey together. Let's ensure you're fully informed every step of the way.

Getting Started

Happy Architect

The first step is placing the building envelope on your lot. This includes shooting grades, elevations and deciding which trees need to be removed. This is based on the site plan for your project. It outlines the house, garage, other buildings, driveway and culvert placement, and other utility requirements.  

The Beginning

Once we have a solid understanding on the building and sitework requirements, it's time to update our estimates. We try to eliminate any surprises, and provide a good idea of how much things will cost before construction begins. Once building starts, any customer changes will require a Hamon change order and payment.

Get Estimates

Once everything going into the home is decided, and the expense estimates are finalized, it's time to close on the loan. We build on a cost plus 20% basis with a monthly management fee, but every lender is a bit different. The amount of your loan depends on the value of your property and the appraisal of your plans, so some adjustments may need to be made. 

Set Up Financing

We can sign the construction contracts in person or by electronic signature. Most home builder's contracts are similar, so if you've seen one before it wont be anything new. If you're new to the process, we'll try to answer any question.. However, we do not provide legal advise

Pre-construction

Architects Planning a House

We will clear the lot for your home, and assist in obtaining the required permits for the septic and driveway. As the owner of the lot, you will need to set up the utilities such as water and electricity in your name. 

Breaking Ground and Utilities

Every step of our building process is checked for compliance to building codes and for workmanship. For the slab, we have licensed structural and geotechnical engineers. For framing, general systems and the final inspection we use a licensed TREC inspector. 

Engineering and Inspections

You will have live access to all expenses and every individual invoice for the project with our online Google spreadsheet. You will always know exactly where we are and when the next draw request will be made. It also tracks change orders and other out of pocket expenses.

Total Transparency

We are available by Zoom, at our office, or at your jobsite if you have any questions We will also provide weekly reports and pictures as the building process goes along right up until the it is finished. We try to be always available for any questions.

Your house has been inspected and all appliances and systems will be in working order. However, there are always a few dings and paint touch ups that we miss. We'll do a final walk through with you and make sure everything is perfect before moving in.

Final Walk Through and Touch ups

Closing documents will be signed at a mutually determined title company. At closing you will receive a Hamon Homes binder with complete owner information, all service manuals, warranties for our appliances, permits, and other important documents. You get your keys after everyone has signed the closing documents and the final payment to Hamon Homes has funded.

Closing

We provide a 10 year structural warranty from Strucsure Home Warranty Company to all Hamon Home buyers. In addition we provides a 1 year "bumper to bumper" warranty and a 2 year systems warranty for electrical, plumbing, and HVAC. We try to make sure everything is ready for you before closing. 

Warranty

Hamon Homes has been building at Canyon Lake for the last 2 decades, and we plan to keep building for many years to come. A builder can't stay in business for this many years in a small community like Canyon Lake without taking care of our customers. We are always available by phone or email if you have any questions or concerns.
